Using over 20 years of housing expertise, Peabody Resident Services, a division of Peabody Properties, has developed a proven Resident Services Program that can be customized to meet your community's needs. Peabody Resident Services offers proven, practical, and creative Resident Services and Programs designed specifically for affordable and public housing. We work in partnership with Owners, Management, and Resident Organizations to develop resident-driven and community-linked programs that assist with successful tenancies and successful management.
We offer community-based solutions that are tailored specifically to the housing environment. Our unique, housing-specific services include:
- Development of Your Custom Resident Services in Housing Program
A structured, HUD compliant program for resident services staff working in public and assisted housing environments with mixed populations. A results-oriented, behavior responsive model focused on lease violation issues impacting on the housing community. Includes a Resident Services business plan, job descriptions, recruitment and hiring, policies and procedures manual, community collaboration, and staff training. On-staff multicultural and multilingual Resident Service Coordinators for special projects, including household assessments, program outreach, newsletter creation, resident and community meetings, supportive services plans, focus groups, etc.

- Proven Results-Oriented Intervention Practices to Address Tenancy Issues in Housing
Short-term intervention conducted and/or coordinated by resident services professionals to address immediate issues in housing that impact on residents, staff, and community relations. Tailored to meet Management's responsibilities in terms of lease education, reasonable accommodation, liability, and duty-to-warn.
- Management Staff Training Workshops and Manuals
Practical training for site based property management, resident services, and maintenance staff on issues they face on a daily basis. Training includes the importance of documentation, using incident reports as a tool to get help, confidentiality, addressing lease violations, reasonable accommodation, addressing challenging resident behavior, policies and procedures manual, and forms. Staff trainings concentrate on promoting a greater understanding through actual case-by-case problem resolution.
- Hope VI Resident Services and Economic Development Plans
Supportive services program design, implementation, and administration for public housing authorities seeking, or recently awarded, HUD HOPE VI revitalization grants. HOPE VI experience with family/mixed population developments and the elderly supportive living demonstration program. Expertise in working with developers, construction, management, relocation, community groups, and resident organizations in creating effective resident-inclusive models.

- Family Self-Sufficiency Plans
Development and implementation of Family Self-Sufficiency Plans that result in jobs and/or career ladder mobility for your resident population. Carefully crafted from resident input to ensure the provisions of supportive services such as flexible child care, health and social services referrals, transportation, adult basic and English as another language education, economic literacy and others to address barrier issues to meaningful employment. Plans include job readiness, job training and job placement opportunities that match your community's needs with ongoing career specialist mentors, job development coaches, and case management to ensure long-term viability. Plan goals are defined and measured through a professional evaluation created at the onset.
- Grant Writing and Administration
Professional grant writing packages focusing on notices of funding availability for programs serving residents of public and assisted housing. Over $3.3 million in grant awards from HUD, MassHousing, local, and private foundation funding sources. - Neighborhood Networks Computer Learning Centers
On-site Computer Learning Centers have proven effective for adults, youths, elders, and residents with disabilities in the areas of job training, academic enrichment, Internet communication, community resources database, micro business opportunities, and more. Whether HUD grant funded or through business and university partnerships, Computer Learning Centers are essential for residents to access and retain future job opportunities associated with today's technology.
- Medicaid Group Adult Foster Care (GAFC) Program
Our program is designed to serve residents of affordable housing developments with the goal to assist them to remain living in their home as long as possible, and is the foundation of our Supportive Living models. The GAFC Program provides assistance with activities of daily living (ADL) and instrumental activities of daily living (IADL) to eligible residents. Daily services include personal care, housekeeping. laundry, shopping, meals, transportation coordination, and case management. Peabody Resident Services is the largest GAFC Program provider in Massachusetts.
